Description:
This project involved the construction of a fifty-six unit housing complex and associated infrastructure for the United States Air Force under the direction of the Army Corps of Engineers. The construction consisted of twenty-eight wood framed duplexes, approximately 89,600 s.f. Twenty-six buildings were constructed on concrete friction piles with precast stairs to the entry and rear porches, two were handicap accessible slab on grade buildings. The project consisted of a combination of two and three bedroom units in both single and split level floor plans. To add diversity and incorporate a neighborhood feel, three distinct elevations, color combinations and landscaping plans were constructed. The exterior finish was EFIS with shingle roofs and aluminum fascia, soffits, and gutters. The interior was painted gypsum board with carpet, sheet vinyl floors, cultured marble vanities and tub surrounds, oak cabinets with laminated counters and colonial panel doors. Decorative bands, aluminum wrapped columns, decorative louvers, decorative shutters and landscaping completed the design. Site construction involved complete site development including a new road system ending in two cul-de-sacs. Two detention ponds were constructed for storm drainage. Site amenities included two playgrounds, a paved trail and bus shelter. The entire site overlooks Hillsborough Bay.

J. Kokolakis Contracting, Inc. received an “Exceptional” rating by the Owner for Project Performance.
